Khalifa City has more rented villas than most of Abu Dhabi, and tenants ask us the same question every week: will a pet door cost me my deposit? It will not. Our silicon-fixed inserts leave your frames untouched, and your original glass goes straight back in when you move.

Khalifa City is a big villa community with a lot of rental turnover, and most of our jobs there start with the deposit question. The answer is in how we fit: the flap sits in a new panel fixed with silicon only, so nothing is screwed into the villa's frames and nothing is marked when the panel comes out.
The villas here are generous family homes with gardens, and the dogs are often large. An XL door at 34.9x60.3 cm suits a Labrador; the L at 26.0x41.3 cm suits a Beagle and the M at 21.0x31.1 cm a French Bulldog. Cats get the same treatment through a flap in the sliding door to the garden.
Owners get a permanent fit; renters get the removable insert. Both get new tempered, double-glazed glass, because we never cut existing glass. Read about pet door installation, or the cat flaps and dog doors.

Fitting across Khalifa City, including:

Large family dogs are the norm in Khalifa City, which makes the XL dog door our most fitted size here. It sits in a new panel in the sliding or patio door, so the dog moves between the house and garden freely.
All three sizes are fitted the same way: a new tempered, double-glazed panel with the opening cut before tempering, in a powder-coated aluminium frame.
Cats in Khalifa City villas live half outdoors, and the microchip flap suits them: it reads your cat's implanted chip and unlocks only for them, keeping strange or aggressive cats out of the house.
Manual flaps come in regular and large sizes, and cats over 4.5 kg need the large. For tenants, the flap goes into a silicon-fixed insert that leaves no trace.

Deposit-safe for tenants, permanent for owners. Your existing glass is never cut.
We visit your villa, measure the sliding door, fixed panel or window, and size the flap to your pet.
We cut a new panel with the flap opening, temper it and double-glaze it. Your villa's glass is never cut.
Tenants get a silicon-only insert: no screws, no damage, invisible after removal. Owners get a permanent fit into the frame.
Weather strips seal the sliding-door interlock gap. Microchip flaps are programmed to your cat's chip and tested.
No. The flap sits in a new panel fixed with silicon only, nothing is screwed into your frames, and your original glass goes straight back in when you move out.
Most tenants raise it with their landlord first, and the removable insert makes it an easy conversation: the villa is returned exactly as it was.
XL, with a 34.9x60.3 cm opening. The L at 26.0x41.3 cm suits a Beagle and the M at 21.0x31.1 cm suits a French Bulldog.
Where our panel meets your sliding door's interlock, weather strips close the gap against hot air and dust. Sometimes included, sometimes a AED 250 add-on; we tell you which upfront.
